COMMUNITY GUIDELINES
The following guide is intended to help all residents enjoy a safe, respectful, and well‑maintained community.
1.Public walkways and stairways must, at all times, remain clear for safe entry and exit of the buildings.
2.Children may not play in public walkways, stairwells, parking lots, the tennis court, the roof or other unsafe areas.
3.Children under 16 must be accompanied by an adult when in the clubhouse, the pool area, and the dock.
4.Doors, exterior walls, and public walkways may not be decorated or furnished without prior Board approval.
5.Please keep noise at a respectful level at all times. Observe “Quiet Hours” from 11:00p to 9:00a. Without limitation, no Shareholder may allow the playing or operation of any musical instrument, radio, stereo, loud speaker or television at an excessive volume during the”Quite Hours.”
6.Obscene, vulgar, threatening, or lewd language or behavior is not permitted in public areas. Criminal behavior will be prosecuted.
7.Glassware of any kind including glass bottles and jars are not permitted in the pool area.
8.No personal items may be placed in public walkways or on staircase landings, or hung from windows, doors, terraces, or balconies.
9.Retractable awnings, rails, or fences require prior written Board approval.
10.No signs, notices, or advertisements may be displayed without written Board approval.
11.Bicycles, scooters, sleds, baby carriages, coolers, garbage, shoes, sporting or fishing equipment and other items may not be
stored in public walkways or common areas.
12.Shareholders must use only their designated parking spot unless arrangements have been made with another Shareholder to use that Shareholder’s parking spot. Shareholders with a 2nd car should park it in the overflow lot in the back.
13.Guests’ cars must be parked in the overflow (visitors) lot unless the Shareholder offers the guest their designated spot and the Shareholder parks in the overflow lot.
14.Vehicles may not block entrances, driveways, the tennis court, dumpsters, or the access road to the back parking lot.
15.Vehicles may not be driven onto the back lawn for unauthorized reasons.
16.Only boats registered to Lessees may use the dock and only after proper insurance documentation is submitted.
17.Use of the boat dock requires a signed hold‑harmless agreement.
18.Boaters must assure that Dock areas remain neat and orderly at all times.
19.Only ordinary household garbage may be placed inside the dumpster. No bulk items, furniture, appliances, large boxes, or construction debris, waste or material other than ordinary garbage and refuse are allowed.
20.Deliveries must be scheduled between 9:00 a.m. and 5:00 p.m.
21.Plumbing fixtures must be used only as intended; damage from misuse will be billed to the responsible Lessee.
22.Pets are not permitted (except licensed seeing‑eye dogs).
23.No open houses, group tours, exhibitions, or auction sales may be conducted without Board approval.
24.Lessees are responsible for damage resulting from leaks or plumbing issues originating in their unit.
25.Maintenance or service complaints must be submitted in writing.
26.Landscaping may not be performed without prior written Board approval.
27.No exterior alterations may be made without prior written Board approval.
28.Door locks may not be changed, nor may additional locks be installed.
29.All renovations require written Board approval, proper permits, and contractor insurance. Non-emergency, noise‑generating construction or repair work is permitted only in the off-season. The off-season is Sept 15-May15.
30.The 2nd Floor Shareholders Lounge is for Shareholder use only; guests are permitted only when accompanied by a Shareholder. Renters are prohibited from using the lounge.
31.Private functions in the clubhouse require written authorization and a reservation. Users of the Shareholder Lounge and any other clubhouse area must clean up, secure the space, and remove all trash the same day. Additional cleaning fees will apply if any area of the clubhouse is left in an unclean and unorderly condition.
32.The clubhouse fireplace may not be used at any time.
33.Smoking is prohibited inside any part of the clubhouse.
34.Rentals must be approved by the Board. Shareholders are responsible for rental‑related damages or injuries. Rentals are permitted only during the season. May 15th-Sept 15th.
35.Propane and charcoal grills must be at least 10 feet from combustible structures. Upstairs units must use flameless, electric grills only.
36.Washing machines and dryers are not permitted in units.
37.Property management or authorized contractors may enter units for inspections or pest control; related costs may be billed to the Shareholder.
38.Board approvals may be revoked at any time.
39.All guidelines are substantial obligations and may result in fines of up to $1,000 per violation.
40.In legal matters relating to enforcement, the Lessor is entitled to attorney’s fees. Actions must be filed in Suffolk County Supreme Court; both parties waive jury trial.
41.Guidelines may be amended by Board resolution at any time.
